Home Staging 101: Are You Investing in Yourself?

These days, financial concerns seem to dominate the news media as shaken investors look for safe options. International equity markets haven’t performed well over the last decade. Neither have other conventional options.

The fixation of the media on investment options recently brought an important question to my mind: how many home staging professionals are investing in their most valuable asset… themselves?

While investing into a mutual fund or a stock may net you a 10% return if you’re lucky, resources that you invest in your own knowledge and education will repay you hundreds, if not thousands, of times over.

As a home staging professional, you ultimately create the ceiling for the success of your career. How many clients you acquire, how many employees you hire, how dominant you are in your market, how much money you make… you are the only one who has the ability to limit yourself.

If your knowledge and understanding of the industry is constantly growing, so is the potential for your business.

On the other hand, if you keep doing the “same old thing”, why would you expect your results to change?

2)     Seek wisdom from experienced professionals who have found success. Seek out professionals who are willing to share their knowledge with you. Ask them what contributed to their success. Ask them to share some of the lessons that they learned the hard way. Ask them what they would do to grow their business, if they were in your shoes. You will find some aren’t interested in sharing their secrets—but you’ll find plenty who are thrilled to share their knowledge  with you. Home Staging AND the Day of the Week You List Your House is Important – Choose Wisely!

Everyone is familiar with the old adage of real estate – Location, Location, Location! Of course when you’re trying to buy a property, there are more issues to consider than just that one, such as price, size, condition and schools and amenities, proximity to major roads or public transport, age… the list goes on, and varies from buyer to buyer.

But what about the seller? Surely, there must be some tactical factors for them to consider too. Here at CSP International Business Training Academy, our students are taught the ways to maximize a seller’s chance of selling their property as quickly and profitably as possible. HomeGain released stats supporting a 569% ROI from the investment of professionally staging your property.  Again, some things go without saying – you should clean your house prior to potential buyers coming, and make repairs to faulty fixtures – and then there are some factors which are not so obvious. For instance, flow, maximizing sif rooms AND the day of the week you put your house on the market is also significant, according to a recent study in the Redfin Blog. Who would have thought!

The people at Redfin noticed listings were dispersed fairly evenly through the week from Monday to Friday, but with a noticeable drop-off on Saturday and Sunday. So far, nothing too remarkable. They  conducted further research to see whether there was any correlation between the day a property was first listed, and how quickly the property was actually sold. After analyzing more than one million listings, from across the country, spread over the last twenty-one months, the main conclusions are:

  • Homes listed on Sunday get marginally more online views.
  • Homes listed on Friday are toured 19% more.
  • Homes listed on Friday or Thursday sell for slightly closer to original list price.
  • Homes listed on Friday are 12% more likely to sell in 90 days.

So, although those properties listed on a Sunday get “marginally” more hits online, it seems like Friday is the best choice. Friday listings get toured more often, and that leads to the increased likelihood of a sale.  Redfin has some suggestions as to why this may be the case, they mostly focus on the fact that the majority of house touring is done on Saturdays and Sundays. (There are two and a half times more tours on the weekend than during the week). So, it stands to reason that the most-recently listed properties will be freshest in the memories of potential buyers. If you’ve ever been to the website Craigslist, you’ll know that listings move very quickly. Something that’s at the top of the page one minute may be bumped off the page hours later. The real estate listings sites are similar – something that’s listed on a Monday will have pushed back from page one by the end of the week, and that’s when more people are looking at the sites.

Another explanation for the increased likelihood of a sale is that, since more people see a property after it’s listed on a Friday, there is increased competition amongst interested buyers, and this leads to both a better price, and a confirmed sale within that three-month window.

So next time you want to sell a property, be sure to plan ahead, hire a Certified Staging Professional on your team so the property is market ready by Friday

The Three Golden Rules of Niche Marketing

Michael E. Porter, a professor at the Harvard Business School, is considered the leading authority on competitive advantage theory.  According to his work, one of the most important strategies in business is focus strategy, and niche marketing is one of the most important focus strategies there is.

‘Niche marketing’ is a phrase one hears a lot in business circles these days, but sometimes it can be a little confusing to figure out what niche marketing actually is, and how it can best be used to build a business. The phrase refers to targeted advertising, and it makes sense that it’s a fairly widespread practice. An automobile manufacturer, for example, has different target audiences for its different kinds of vehicles. The high-end, luxury sedans aren’t aimed at suburban soccer moms, just as the heavy-duty pick-up trucks aren’t aimed at the suit-and-tie-wearing professionals. Accordingly, marketing for each of these types of vehicles is very distinct.

Carefully targeted marketing is very popular these days, and is regarded as the most efficient, and cost-effective, method of making sure your product or service connects with the right people. The cost of painting, depending on the size of your home, can vary. However, the study indicates the average cost was $1,012, with a  ROI of 109%. The home sellers surveyed all received the costs of painting their home back when they sold the house to their buyers. Even more promising – we found that showcasing the home with targeted and, inviting bedding, diverse furnishings and accessories is about $550 in costs, with a 299% return! If these simple efforts will more than reimburse the costs, we say that’s a great deal.

The Power of One – Revisited.

In contemplating content for this article I pondered a while on the power of one. One idea, one person, one small step, one action, one will and the effects those things can have on the world – ONE-DERFUL :)
 We hear many stories over the centuries of people who believed so passionately and spoke so strongly about an issue that they were able to raise the awareness of the social consciousness until everyone cared enough to help make strategic changes of significant proportion to help make the world a better place.  Now the power of one is making a huge difference again. This time not only will it change the world but its goal is to save it.

For decades the activist groups who have been ridiculed as “tree huggers” or considered weird by some, are finally having their day.

People in general are waking up and becoming aware that the latest environmental movement starts with them. They are taking notice and more importantly, starting to care enough to do something to help, however small the action may be. I am of course talking about the power of the GREEN movement.

There is a growing belief by many that we, as an individual power of one, can make changes to our day to day environment at home, at work, and at play which will contribute significantly to this universal quest of saving the planet and its resources to ensure the sustainability of the earth for generations to follow.  Pretty powerful!  I believe the power of Al Gore’s movie “An Inconvenient Truth” can really help raise the social consciousness.  

Although some people look at the huge mess we have created by lack of good stewardship and perhaps think “someone else will take care of it”, or “ it’s too big of a problem for one person to make a difference”…. But they would be wrong.  There are many small actions you can initiate in your life to help save a lot. 7 Easy things you can do to save the planet:

  • Keep the tires on your car at the proper pressure improves gas mileage by 6%
  • Insulate and weatherise your home to save up to 25% on heating bills
  • Close your drapes and night to conserve heat and using a programmable thermostat can save $150 in energy bills
  • Turn out lights when you leave a room
  • Use sleep mode for your computer when its not in use can save a powerful $75 a year
  • Unplug all electric devices when not in use – as they are energy drains even when not in use
  • Plant a tree

One person who changed the world was J. Sterling Morton of Nebraska.  As pioneers to Nebraska from Detroit he and his wife discovered it was a treeless plain.  After building their house they quickly planted trees, shrubs and plants. He also encouraged his fellow pioneers to plant trees as well.  The trees were pleasant to look at but more importantly, trees were needed as windbreaks to keep soil in place, for fuel, building materials, and for shade from the hot sun. Morton not only advocated tree planting by individuals, he also encouraged civic organizations and groups to join in. His prominence in the area increased, and he became secretary of the Nebraska Territory, which provided another opportunity to stress the value of trees.  In 1872 National Arbor Day www.arborday.org was established; a green movement which has spread across the world and one which encourages the planting and nurturing of trees. One man certainly made a difference.
